Document Checklist

The following are steps to help assist you with the mortgage process. You will also find a list of documents you will need to send along with your mortgage application package.

Organize Your Documents

  • Complete and sign the residential loan, or other loan application

  • Attach loan information sheet, credit authorization and fair lending notice.

  • If you make any mistakes cross it out, do not use without.

  • Provide a copy of Citizenship, your green card (front and back) if applicable or a copy of your H-1 or L-1 visa.

  • Enclose all documents needed (list of documents below)

Income verification Documents needed

  • If you are a salary employee provide w-2's for the previous 2 years and 1 month of pay stubs.

  • If you are self-employed provide the last two years individual signed tax returns complete with all schedules and appropriate 1099/1040 and/or W-2.

  • Last two years corporate and/or partnership tax returns complete with all schedules and appropriate K-1 forms.

  • Current year-to-date profit and loss statement and balance sheet for the business.

  • If you are commission based provide two years individual, signed tax returns complete with all schedules. One month’s current pay stub.

Any additional information you may provide to expedite your application such as:

  • If you own rental property, provide rental agreements and tax returns for the previous two years including schedules.

  • Earn interest and/or dividends

  • For a note receivable, copy of the note and agreement securing the note.

  • If you have filed bankruptcy, provide the Discharge Notice, Filing and Schedule of Creditors.

  • If applicable, provide alimony, child support, or
    Divorce decree and property settlement agreement.
    Copy of the most recent twelve months canceled checks or bank statements showing receipt of payments.

  • Year-end mortgage statement and canceled checks for each month since the statement was issued

  • If you rent or have rented -
    Name and address of your Landlord (Last two years)

Verification of Closing Funds

  • Original bank statements for the past three months

  • Supplement bank statements if the last balance reported is 45 days or older

  • The most recent three-month statements for each of the following accounts; savings, checking and/or money market, retirement and brokerage accounts
